At a glance

Greece’s Golden Visa offers an investment-based residence route, with different conditions for different qualifying investments. For property, ordinary location-based thresholds and the special conversion or listed-building categories must be distinguished. A property advertised at EUR 250,000 is not automatically a qualifying Golden Visa investment.

Who this route is for

Enterprise Greece’s published explanation distinguishes EUR 800,000 property thresholds in specified high-demand areas, EUR 400,000 in other areas and EUR 250,000 special categories for qualifying conversions and historic buildings. The national administrative registry separately documents the listed-property category. Confirm the exact property, category and current conditions before entering a binding transaction.

The investment decision and the immigration decision need coordinated checks. A property can be attractive commercially but unsuitable for the intended residence category. Equally, qualifying for a category does not establish that an asking price is fair, that a rental forecast is reliable or that the property is free from legal or planning problems.

Requirements & evidence

  • A documented legal explanation of the qualifying category, current financial threshold and any property-specific conditions. Ask the adviser to identify which rule applies to the exact asset.
  • Independent property and title due diligence, with any planning, conversion or restoration evidence required for the proposed category.
  • A traceable source-of-funds and payment record that supports the transaction and the immigration application. Keep the investment funds distinct from taxes, fees and other transaction costs.
  • The applicant’s identity, lawful-entry, insurance and other personal evidence required by the current official checklist, plus separate supporting documents for any eligible family members.

For the listed-property category, the national administrative registry describes a EUR 250,000 acquisition threshold and restoration or reconstruction conditions. Read the complete current procedure with the lawyer handling the asset. Do not apply that category’s conditions to a standard residential purchase simply because the purchase price is similar.

Application process

  1. Choose the residence objective and investment category. Establish who is applying, what capital is available and which category could fit the proposed asset.
  2. Instruct independent legal due diligence. Check immigration eligibility and the asset itself before paying a non-refundable reservation or completing a purchase.
  3. Prepare funds and documents. Ensure the source-of-funds evidence and the transaction documents tell a consistent story.
  4. Complete the qualifying investment steps. Follow the legal sequence for the selected category and retain the required completion and registration evidence.
  5. Submit and maintain the residence application. Complete personal requirements and keep the records needed to show continuing compliance with the investment basis.

Benefits & practical considerations

The route may suit an applicant whose residence planning is connected to a qualifying investment and who is prepared to maintain the relevant conditions. It offers a defined framework for evaluating that choice, but the framework is category-specific. Plan the qualifying investment, ownership obligations and practical use of the property as part of the residence application.

Keep a written decision file with two separate conclusions: why the investment meets the residence rules, and why the asset is suitable for your own financial and family objectives. An immigration provider and an estate agent may have different roles and incentives. Confirm who represents you on title, planning, contract and immigration questions before relying on a single sales presentation.

Costs & timing

Budget for the qualifying investment, taxes and transaction charges, independent legal work, notarial or registration costs, immigration charges, translations, insurance and ongoing asset expenses. A stated minimum investment is not the total cost of obtaining and maintaining residence. Obtain a timetable by stage, including any work needed to establish a conversion or restoration category, rather than treating a marketing turnaround as a guaranteed completion date.

Renewal & ongoing obligations

Before selling, transferring, refinancing or materially changing the qualifying asset, check the effect on the residence basis. Keep title and investment records, insurance evidence and the current official renewal checklist. Residence permission and citizenship eligibility are different legal questions; neither asset ownership nor an initial permit should be presented as a guaranteed passport outcome.

Questions & answers

Is the EUR 250,000 threshold available for every home?

No. The lower threshold relates to specific qualifying categories, including designated conversion or listed-building cases. Ordinary residential property rules depend on the applicable location and conditions.

Should I buy first and check immigration eligibility later?

Have the proposed asset and category checked before committing to the transaction. A qualifying residence investment needs more than a price that matches an advertised minimum.

Is the investment minimum the complete application budget?

No. Taxes, transaction costs, professional work, official charges, documents and ongoing obligations should be budgeted separately.
